Office Building, Employee Dormitory (Expansion), 1# Factory Building, Basement and Ancillary Facilities Project I. Tender Conditions The Shenzhen Zhonglong Food Co., Ltd. Office Building, Employee Dormitory (Expansion), 1# Factory Building, Basement and Ancillary Facilities Project (hereinafter referred to as "this Project") has been approved for construction by the Pingshan Administration of Shenzhen Municipal Bureau of Planning and Natural Resources (Document No.: Shen Planning and Resources Construction Permit Word PS-2019-0058), with a construction area of approximately 51,657.0 square meters. The tenderee is Shenzhen Zhonglong Food Co., Ltd., and the construction funding source is enterprise self-raised funds. This Project now meets the conditions for tendering of construction general contracting. In accordance with the "Tendering and Bidding Law of the People's Republic of China," the "Regulations on the Implementation of the Tendering and Bidding Law of the People's Republic of China," and relevant local laws, regulations, and rules, public tendering is hereby conducted for the general contracting of construction works of this Project. II. Project Overview and Tender Scope 1. Construction location: No. 135 Longxing North Road, Longtian Subdistrict, Pingshan District, Shenzhen, within the Shenzhen Zhonglong Meat Food Industrial Park. 2. Project overview: Total construction area of 51,657 square meters (subject to the "Construction Engineering Planning Permit"), including an 18-story office building of 16,000 square meters; a 15-story employee dormitory (expansion) of 5,368 square meters; a 21-story 1# factory building of 21,985 square meters; and a one-story basement of 7,932 square meters. 3. Planned construction period: 690 calendar days. 4. Project quality requirements: Construction shall meet the safety and civilized construction standards and green construction management requirements of Shenzhen construction projects, and the quality upon completion acceptance shall meet the one-time acceptance qualification standard. 5. Tender scope: Site clearing, relocation and restoration of underground pipelines, earthwork, foundation pit support, pile foundation works, main structure construction works, interior and exterior decoration works, door and window works, roofing and waterproofing works, renovation and refurbishment of the existing dormitory, partial demolition works of the existing basement, outdoor ancillary works, water supply and drainage works, electrical works, weak current embedding works, high and low voltage power distribution works, fire protection works, ventilation and air conditioning works, civil air defense works, and other related ancillary works. Specific contents shall be subject to the bill of quantities and the design and construction drawings. 6. Section division: This Project is divided into one section. III. Bidder Qualification Requirements 1. This tendering requires bidders to possess a Grade A or above qualification for general contracting of building construction, have construction performance of projects similar in scale to this Project within the past five years, and have corresponding construction capabilities in terms of personnel, equipment, and funds. 2. This tendering requires the project manager proposed by the bidder to possess a Grade A registered construction engineer qualification in the building engineering specialty, a civil engineering engineer (intermediate) or higher professional title, 10 years or more of work experience, 5 years or more of project manager experience, and have served as project manager for the construction management of high-rise factory buildings or office buildings, hold a valid safety production assessment certificate, and not concurrently serve as project manager for any other ongoing construction project. 3. Qualification review of bidders for this Project shall adopt the post-qualification method. 4. This tendering does not accept consortium bids. IV.
